Energy Performance Certificate

It is a legal requirement that every property marketed for sale or rent must have a valid Energy Performance Certificate. An EPC is valid for 10 years and stays with the property. You can check if your property in Plymouth has a valid EPC on the Government’s website using the Find an Energy Certificate service. If your property has never had an EPC assessment or the current assessment was carried out over 10 years ago, you will need a new certificate.

An EPC assesses a property’s energy efficiency and gives it a rating from A to G. The average UK property is in band D, and current law prohibits properties rated in bands F and G from being rented out (with some common-sense exceptions). The report will also suggest energy-efficient improvements, with an indicative cost, and state what the rating would rise to if these works were carried out.

Getting an EPC Certificate

When we market your property for sale and an Energy Performance Certificate is required, we will conduct the inspection while taking photographs and measurements of your home. During the inspection, we will calculate the floor area, measure the wall and loft insulation thickness, inspect the boiler, assess any additional wall or floor insulation, check the windows, and take photographic evidence of our findings.

The inspection is non-invasive and typically takes about half an hour. The EPC will usually be ready within a working day, and we will submit the report to the Government database. It would be helpful if you have any documents related to the insulation of the boiler and any additional insulation added to your home.
