If you are a prospective tenant, and have found a property through Plymouth Homes Lettings that you would like to view, we recommend calling during our office hours to submit your rental application. Due to the high level of demand for properties, we are experiencing a large volume of enquiries for each new listing. To ensure a fair process, we pre-vet applications and will inform you if you’ve been successful in securing a viewing.

Arranging a Viewing
At Plymouth Homes Lettings, absolutely everyone and anyone can apply for a property. It is not about who applies first—it is about finding the right person for the right home, during the rental application process. We believe in matching the needs of both applicants and landlords, which is why we don’t operate on a first-come, first-served basis. This approach has earned us a strong reputation for providing a thoughtful, friendly, and efficient service.
If your application is successful, we will invite you to a viewing. Typically, each viewing lasts around 10 minutes, giving you plenty of time to explore the property and ask any questions you may have. Either Jacqui or Matt from our team will meet you at the property and guide you through the process, ensuring you are comfortable and informed. They will also be happy to answer any queries you may have about the property, or the next steps in the rental application process.

Guarantor Responsibilities
As a guarantor, you take on a significant legal responsibility for the applicant’s commitments under the Assured Shorthold Tenancy (AST) agreement. This role ensures that the landlord is financially protected in the event that the applicant is unable to meet their obligations. If the applicant encounters difficulties paying rent or causes any damage to the property, you will be required to cover those costs. For example, if rent arrears arise, you would need to settle the amount on the applicant’s behalf. While the expectation is that the applicant will repay you, your primary responsibility is to ensure the landlord is not left out of pocket.
Due to the seriousness of this commitment, we strongly recommend seeking advice from a legal professional, Citizens Advice Bureau, or Shelter if you have any concerns. It is crucial to fully understand the legal implications of becoming a guarantor before agreeing to take on this responsibility.

Once all viewings are completed, we will provide feedback to the landlord, who will then make the final decision on which applicant will be offered the property.
What happens if my application is successful?
If your application is successful, we will contact you by phone to confirm and follow up with an email outlining the next steps. At this stage, the property will be marked as ‘Let Agreed’, and the referencing and credit check process will begin. We work with Canopy, our referencing and credit check partner, to ensure a smooth and timely process. You will receive all the necessary details via email, including the link to start your referencing process.
It is important to note that all applicants must undergo full referencing, credit checks, and ‘Right to Rent’ checks before the tenancy can be finalised. This process ensures that the landlord has all the relevant information to proceed, and that all legal requirements are met.
Once the referencing and credit checks are complete, and all administrative matters have been addressed, we will finalise the move-in date. Our team will keep you informed every step of the way, ensuring a smooth transition into your new home.
To provide transparency, details about the holding deposit and tenancy deposit are available on our website. These deposits are part of securing the property and ensuring that both parties are protected throughout the tenancy.
What happens if my application is unsuccessful?
If your application is unsuccessful, we will give you a call to explain the outcome and advise you on possible next steps. We understand that this can be disappointing, but we want to help you find the right property. With your consent, we can retain your details for future listings that may be a better fit for your needs. When a new property becomes available that matches your preferences, you’ll be amongst the first to know, increasing your chances of securing the right home.

You are not required to use a specific insurance company for your tenants’ insurance. However, if you need recommendations, we can provide you with some options. One such option is Canopy, a reputable company known for comprehensive tenant insurance coverage. Alternatively, you might consider a local Plymouth-based company called Excaliber, which also offers tailored insurance solutions for tenants. By choosing an insurance provider that meets your needs, you can ensure that your time in your new home is both comfortable and secure.
What requirements need to be met to be a guarantor?
To become a guarantor, there are specific criteria you need to meet. Firstly, you must be a UK citizen, ideally a relative of the applicant. This close relationship ensures that you are someone the applicant can trust and rely on during the tenancy.
You must also meet one of the following financial conditions:
- Be in employment with an income that is typically three times the monthly rent. This ensures that you have the financial means to cover rent payments if necessary.
- Be a homeowner with sufficient savings to cover any potential liabilities that arise during the tenancy.
- If you are retired, we take into consideration your income, homeownership, and savings. Agreeing to Become a Guarantor

This allows you to review the terms and conditions that you’ll be guaranteeing and gives you a clear understanding of your responsibilities.

If I agree to become a guarantor for a tenant, how long is the duration of my responsibility?
Your commitment as a guarantor extends for the entire duration of the tenancy, meaning that your legal responsibility continues until the tenancy is officially terminated, and the applicant has moved out. If the tenancy is renewed or extended, your role as guarantor may also be extended, so it is important to be aware of this potential long-term obligation. Additionally, you could be liable for any damages that exceed the amount of the security deposit, either during the tenancy or after the tenant vacates the property.
